Frequently asked questions:

Where are your rentals located? While we manage some property in Chesapeake and Virginia Beach, the majority of our rentals are in Norfolk, with a heavy concentration in the Ghent, West Ghent and Downtown areas.

When can I see the available rentals? We normally show property Monday through Friday, from 9 to 4:30.

Do I need to fill out an application to see a rental? Yes. The application gives us basic information about you, and it also provides a disclosure that state law requires before we give you specific assistance in real estate. Please download an application and return it to us before you call for an appointment to see property. You may fax your application to 627-1848.

What is required to rent from Cooke & Neff? We collect a security deposit (usually equal to one month's rent). After you have made a deposit and paid a $25 processing fee, we run a credit check through Equifax. The deposit represents your commitment to enter into the lease if you are approved. If you are approved for an apartment or house, and then change your mind and withdraw your application, you forfeit your security deposit. If your application is not approved, we refund the security deposit, but not the $25 processing fee.

What is the pet policy?

The policy varies from property to property. Some rentals do not allow any pets, while many allow cats but not dogs. A few properties allow small dogs.
